Mô Tả Công Việc

Sales:
- Attract and negotiate with potential tenants. Frequently update information about vacant area. Give guidance tour of the building to potential tenants
- Actively and directly approach potential clients apart from clients introduced by brokerage firms; actively develop potential networks that possibly lead to contract conclusion
- Fully comprehend all terms and conditions of each tenant’s lease agreement. Manage each tenant’s special conditions. Negotiate with existing tenants for contract renewal/adjustment.
- Market research and survey.
- Create and update marketing and advertising materials (pamphlet, brochure, etc.)
- Keep in touch with broker firm. Correspond to inquiries from brokerage firms. Regularly reveal information about vacant area or potential vacancy in short-term to brokerage firms

Tenant relation (building and reinforcing relation with existing tenants):
- Establishing and developing an effective customer service policy
- Exchange greetings and welcoming activities on tenants’ office opening date
- Courteously communicating and exchanging day-to-day information with tenants’ person in charge
- Understand tenants’ potential needs (need of lease extension/decrease, relocation, service improvement, events). Cooperate with other relevant sections to deal with tenant’s complaints.
- Support other sections in matter of: billing/ sending payment requests to tenants, fit out construction of tenants, media relations (company website, advertisements).
- Organize occasional events for tenants
- Frequently update alterations of Vietnam laws related to office leasing market Others
- Set up and manage budget of his/her own section
- Support, take part in other development projects.

EXPERIENCE & KNOWLEDGE:
Best option:
- Minimum 3 years of work experience at managerial level of Sales and Customer Relationship Department in the field of office leasing.
- Lower option: experience of office leasing is not compulsory; candidate may have experience in leasing & customer service of residential or retail buildings, hotels.
- Highly proficient in both written and spoken English.
- Deep and comprehensive knowledge about Vietnamese cultures in general and practices of Vietnam office leasing markets in particular is preferred.

- Communication skill, friendly with customers/tenants. Cooperative with other colleagues.
- Strong problem solving, active listening and negotiation
- Excellent time management skill, being able to work well under high pressure
